Rental agreement
This agreement covers every stay booked directly with us rather than through Airbnb or VRBO. Paying your deposit means you have read and agree to it on behalf of everyone in your group.
1. The parties and the stay
This agreement is between New River Log Cabin Retreat, represented by Greg ("Host"), and the person named on the invoice ("Guest"). Your invoice lists your check-in and check-out dates, number of guests, and total price, and forms part of this agreement.
This is a vacation rental for no more than 90 days. It is subject to the North Carolina Vacation Rental Act (Chapter 42A of the North Carolina General Statutes).
2. Check-in and check-out
- Check-in is after 4:00 PM. Check-out is by 11:00 AM.
- We'll send entry instructions a few days before you arrive.
- Ask us if you'd like an early arrival or late departure. We'll say yes whenever the calendar allows.
3. Payment
- A deposit of 50% of the total is due when you book. Your dates are held only once it's paid.
- The remaining balance is due 30 days before check-in. If you book within 30 days of arrival, the full amount is due at booking.
- Your price includes the 10% direct-booking discount and any applicable North Carolina sales and occupancy taxes, as shown on your invoice.
4. Cancellations
- 30 or more days before check-in: full refund.
- 14 to 29 days before check-in: 50% refund.
- Fewer than 14 days before check-in: no refund, unless we're able to rebook the same nights, in which case we'll refund what we recover.
- If we ever have to cancel your stay, you'll get a full refund.
- If a government authority orders a mandatory evacuation of the area, you'll be refunded for the nights you can't stay, as North Carolina law requires.
5. Guests and occupancy
- Only the number of guests listed on your invoice may stay overnight.
- The Guest who books must be at least 21 years old and staying at the cabin.
- No parties or events without our written OK.
- Quiet hours are 10:00 PM to 8:00 AM. Please be kind to our neighbors.
6. Pets
- Pets are welcome for a fee of $75 per stay, added to your invoice.
- Please tell us about every pet when you book.
- Keep pets off beds and out of the hot tub, clean up after them outside, and don't leave them alone in the cabin unless they're crated.
- You're responsible for any damage your pet causes, and for any extra cleaning it needs beyond normal pet hair.
7. House rules
- No smoking or vaping of any kind inside the cabin.
- Please treat the cabin as you would your own home. We've restored much of it by hand.
- Before you leave: start the dishwasher, take out the trash, and lock up. We handle the rest of the cleaning.
8. Hot tub and fire pit
- Use the hot tub at your own risk. Children must be supervised by an adult at all times. No glass in or around the hot tub, and keep the cover on when it isn't in use.
- Never leave a fire unattended, put it out completely before you go to bed, and don't use the fire pit when a county burn ban is in effect.
9. Damage and liability
- Please tell us right away if anything is broken or damaged. Accidents happen, and we'd rather know.
- The Guest is responsible for damage beyond normal wear and tear caused by anyone in their group, including pets. We'll send photos and a receipt or estimate for any charge.
- Guests use the property, its amenities and the surrounding outdoors at their own risk. The Host isn't responsible for lost or stolen belongings, or for injuries, except where caused by the Host's negligence.
10. Access and repairs
We won't enter the cabin during your stay except to make repairs you ask for, or in an emergency. In either case we'll contact you first whenever possible.
